It can be done passively

If your top executive you're probably spending a lot of your time and mental energy on your career or your business. So when you come home after a long day you don’t want to work on a second job, you want to know your wealth is working for you.

You can get tax benefits

Investing in commercial real estate can provide large tax benefits for top income earners. If you're a top income earner you will usually be taxed heavily on that income. Depreciating commercial real estate can help offset that income. As always you want to review with your CPA. I recommend working with a CPA that is experienced in real estate investing, but more specifically commercial real estate investing.

Cashflow

Creating a second income stream can provide great things for your future by giving you the option to expand or replace your income. I think that's the ultimate goal, creating a second stream of income so you have options later down the road. Investing in commercial real estate can provide cashflow above expenses to you as an investor.

Higher Returns

Returns can be forced in commercial real estate, whereas in single family you are heavily influenced by comps. In single family, comps or cap rates can affect the value of your property, but in forced appreciation, where you are controlling the income and expenses professionally, you can increase returns.
