Wagers Capital structures our deals so there is a direct alignment with investors. Northwest Arkansas is in the numbers. We do look at surrounding markets especially if the deal makes sense for our investor partners.

With WC being a small firm we are able to create close relationships with our partners. We take pride in clear communication and being extremely responsive to answer any questions or concerns you have about an investment. We provide monthly reports so you know exactly what is going on.

Wagers Capital has over 10 years experience in real estate with 350+ units in Northwest Arkansas & surrounding areas. WC has experienced partners in place including, property management teams, contractor partners and Accredited and Sophisticated Investors.


Conservative Underwriting

We’re ultra-conservative when we "underwrite" (or analyze) deals. For example, we have extra funds at closing and continue to add to those reserves from cash flow. We look for value -add deals with strong cash flow that we can stabilize in 12-24 months.


Liability & Risk

We seek to buy multi family apartments, an asset class that has proven strong through recessions, to provide risk adjusted returns and protect our partners money



Low to no fees

WC charges low to 0 fees depending on the investment. Acquisition fees (upfront fee paid to the General Partner for finding, evaluating, financing, and closing the deal. Th asset management fee (ongoing annual fee paid to the GP for property oversight.
