What Should I Expect in a Multi Family Deal Package


In this video I talk about a recent deal package that we just put together for our investors. This one is fully funded, but even if it wasn't fully funded we wouldn't be able to market it because we have to have an existing prior relationship according to the SEC.

So, let's talk about what information an investor can expect to find in a deal package for a real estate investing opportunity.

This particular deal we put together is located in Tulsa, OK- a market fairly close to my location here in Northwest Arkansas. The number of units for the property is listed, (38 units). We list the properties investment highlights. As you can see this deal shows a 15% average annual return to our investors.

Investors will see what we plan as far as professional property management goes. We also show details of our track record because this is an important piece for investors. Investors will see information on the market itself and why we like it. The location, what the property is next to, numbers on job growth, unemployment, and major industries, etc.

In the package we list a rent comparables summary as well as a comparable sale. On the last few slides financial projections and investor returns are shown.
